On 25 December, the first phase of the new Mandra Petrichor cottage community will open in the Makariv district of the Kyiv region. The complex is located in a forest area an hour’s drive from Kyiv and is designed for short country getaways for residents of the capital.
Mandra Petrichor is located in a forest area in the Makariv district of the Kyiv region, away from transit routes. It is easily accessible via the Zhytomyr highway. The advantageous location of the cottage community ensures peace and quiet in the bosom of nature. The houses are located at a distance from each other, which contributes to the privacy of guests.
The project envisages three conceptually different phases, focused on different types of recreation — for couples, families with children, and groups of friends.
Currently, 20 A-frame cottages are available for booking, providing a complete space for a comfortable stay. Each cottage has its own terrace with a hot tub and barbecue for preparing original dishes. There is a heater, air conditioning, and heated floors in the bathroom.
Each cottage has a kitchenette and refrigerator for self-catering and food storage. Food can be purchased at a shop within a 4 km radius or arranged for delivery.
Guests have access to a large collection of vinyl records in the vinyl house, a library, and a private lake with fish, lilies, and hammocks. During the warm season, there is a swimming pool with a bar and a summer cinema. The complex welcomes guests with their pets.
The first phase will be fully operational from 25 December, and is currently undergoing testing to iron out any potential issues. Guests will be able to order room service and enjoy breakfast delivered to their cottage, which is included in the price.
The second phase of Mandra Petrichor is already under construction, surrounded by birch trees. It will include a restaurant, three swimming pools, a playground, a rope park, and a house with a family of capybaras. The format is geared towards families with children: special programmes, such as scouting, promote ecological interaction with nature and the development of young children.
The third phase, set in a dense pine forest, is ideal for couples who want to enjoy each other’s company. Attractions will include a spa, a bar, a house with raccoons, and a sex shop for spicy experiences.
Mandra Petrichor allows you to quickly and easily escape the city for a short break, feel connected to nature, and restore your inner balance amid wild beauty. Its proximity to the city allows you to try a new model of countryside recreation without having to spend time travelling to remote areas of Ukraine.
According to Artur Lupashko, founder of Ribas Hotels Group, projects such as Mandra Petrichor operate in the mental recovery market: “Kyiv and its agglomeration have a population of almost 5 million, who are under constant stress due to the fast pace of the city and the war. According to a survey of regular guests at Ribas Hotels, 69% of Kyiv residents need to recharge without travelling far. This has created demand for short trips within 1-2 hours of the capital.”
This demand has been growing annually since 2022. At the same time, new offers have not appeared due to military risks and economic instability. ‘Currently, all popular tourist locations require a long journey, so a 1-2 day trip is not relevant,’ adds Artur Lupashko. The creation of a complex in a forest area 70 km from the centre of Kyiv directly meets the current needs of residents of the capital and its suburbs.
