In September 2024, the Kreator-Bud construction company and the Ribas Hotels Group management company presented a new joint project, the WOL.100 apartment hotel in Katowice, Poland. This modern property with a total of 71 apartments is strategically located just three kilometers from the city center, offering guests easy access to key city locations, business centers and cultural landmarks.

Concept and infrastructure

The WOL.100 aparthotel (at 100a Mykolovska Street, Katowice) is designed to meet the growing needs of the modern market, focusing on both short and long stay guests. A unique home+hotel concept offers a comfortable environment for living, working and relaxing in one place, whatever the length of stay.

The hotel's infrastructure strikes with its diversity and functionality:

Such a comprehensive infrastructure is in line with the concept of mixed-use space, which is growing in popularity in today's urban planning.

The market position and prospects

According to Statistic Poland, Katowice welcomes about 1.2 million tourists a year, with an average length of stay of two nights. It is worth noting that the demand for hotel rooms in the city exceeds the current supply by 37%, which indicates an urgent need to expand the city's hotel infrastructure.

In this context, WOL.100 is not just one more hotel, but a timely and much needed contribution to the city's existing hospitality sector. The location next to the city’s largest park, Kosciuszko Park, adds to the project's appeal, offering guests a unique blend of urban comfort and natural beauty.

“WOL.100 fits perfectly into the fast-moving and rapidly developing market of Katowice,” notes Dmytro Struk, Development Director of Kreator-Bud. “Our project responds to a variety of guests’ needs from tourists and business travelers to those looking for a high-quality mixed-use space for a long stay. A growing number of tourists, active business involvement and the development of various industries in the region make our hotel an ideal solution for the city.”

Management services and investment opportunities

The hotel will be managed by Ribas Hotels Group, an international company with 10 years of experience in the hotel business. The group’s portfolio comprises 55 hotels under management and construction, including projects in Bali and Moldova, which illustrates the international background and expertise of the company.

Artur Lupashko, the founder of Ribas Hotels Group, highlights the investment attractiveness of the project. “The biggest competitive advantage of WOL.100 is that the project is the first hotel in our chain, and actually the second one in Ukraine, which guarantees investors a minimum return of 17 euros/sq.m in the first two years. What's more, with the project’s capitalization, the stability of the European market and the property’s recognition, this figure is most likely to grow significantly.”

The cost per square meter starts at €3,800, making the investment affordable for a wide range of stakeholders.

The project’s timeframe and prospects

Construction and renovation work at WOL.100 is scheduled to be completed in Q4 2025. This will ensure that the hotel enters the market at the right time to meet the growing demand for quality hotel services in the city.

The WOL.100 project is a crucial part of Kreator-Bud’s international expansion strategy. The company, which was founded in 2006, now boasts a portfolio of more than 55 completed projects in Ukraine and has branches in Kyiv, Lviv, and Ternopil. Entering the Polish market with such an ambitious project demonstrates the company is fully confident in its strengths and

Benefits for the local economy and tourism

The opening of WOL.100 will significantly benefit the economy and tourist attractiveness of Katowice by:

Not only will the opening of WOL.100 expand the city's hotel infrastructure, but it will also create new opportunities for business and tourism, validating Katowice’s standing as a fast-paced, modern city ready to meet the new challenges and prospects of the global economy.
