The new Melis hotel complex will have 280 rooms. It will be built near the Bukovel ski resort in the village of Yablunytsia. The hotel will be commissioned in 2026.
According to the memorandum of cooperation concluded between the companies, NUMO Development is responsible for the construction of the complex in accordance with the general technical norms and standards of Ribas Hotels Group, as well as for finishing works, sales and customer support. For its part, Ribas Hotels Group controls all stages of construction, ensures compliance with all requirements and standards of hotel construction. In addition, the company is responsible for creating the creative and architectural concept, design and equipment of the hotel. After commissioning, it will manage the hotel complex.
Maksym Kogan, founder of NUMO Development, cooperates with Ribas Hotels Group in managing the WOL.121 apartment hotel in Odesa, where he is the owner. Ribas Hotels Group owns more than 28 investment hotel complexes, including Ribas Karpaty in Bukovel, Radisson Hotel City Center Odesa, WOL home + hotel chain, Ribas Duke boutique hotel in the center of Odesa, and others. Two Ribas Rooms in Lviv and Khmelnytskyi, four WOL home + hotels in Yaremche, Poliana, Vinnytsia, and Kyiv region, a five-star FOMO by One touch hotel in Ternopil, and others are currently under construction.
Two controlling parties will monitor compliance with construction standards and norms: Numo Development and Ribas Hotels Group.
The peculiarity of the new Melis hotel complex is that it is a facility where the investor becomes a full-fledged co-owner of a hotel room. The project's profitability allows for passive income of up to 16% per annum. The average yield of a hotel room is $11,000 per year.
According to Maxim Kogan, who already has several businesses in other areas, hotel real estate is not only about dividends, but also about emotions that are difficult to get from other investments: "The investment path is simplified and comfortable when you don't have to do anything because the hotel operator takes care of all the 'headaches'. You just log in to the app and see what bookings you have and what results your hotel room brings. It's interesting, it's a pleasure to do it."
Artur Lupashko, founder of Ribas Hotels Group, also emphasizes the advantages of hotel real estate in Ukraine: "I am very glad that Ukraine is actively developing investment projects in the hotel industry, which have long been popular in tourist countries. It is no coincidence that we chose Ivano-Frankivsk region to build an apart-hotel. According to our latest data, during peak months, the occupancy rate of the hotel room stock is quite high. Despite the war, the region is actively developing and is in demand among tourists at all times of the year. We also see a significant development of all the necessary infrastructure: the construction of a Ferris wheel and a water park, a McDonald's in Yaremche, a shopping center in Polyanitsa, and new ski slopes. In addition, there is a possibility that the 2030 Winter Olympics will be held in Bukovel," says Artur Lupashko.
It took both business partners a year to find a place for the Melis project. The main criteria were location (proximity to the main road and ski lifts), but at the same time a quiet and peaceful place in the forest among centuries-old trees. The project was developed by the well-known architectural and construction company Cosmos.in. The development of the project itself took a lot of time, the hotel is fully integrated into the landscape, it does not destroy it, but complements it. The hotel has a large area with swimming pools, a spa, restaurants, a conference room, walking routes in the forest and recreation areas in the middle of the forest on the territory of the complex, 22 playgrounds for children and several other recreational areas. NUMO Development will also take care of the ecological development of the territories - it is planned to build a waste sorting station for the entire Yaremche district.

I was convinced of this once again at the stage of Maxim's thorough check of all the permits for the land plot for Melis. That's why I was confident from the very beginning that this will be a very high-quality project for both guests and co-owners," adds Artur Lupashko.
The company notes that buyers of hotel rooms will have the status of co-owners, not just investors. Upon completion of all the work, each apartment owner will receive a certificate of ownership and can count on guaranteed profits from the hotel's operations, i.e. dividends.
