Ribas Hotels Group to Manage PÓTAY Cottage Resort in the Carpathians

Ribas Hotels Group will take over the management of PÓTAY, a cottage resort project by investment and development company ARHA GROUP, currently under construction in the village of Yablunytsia, Ivano-Frankivsk region.

The 3-hectare project will include 64 standalone houses and 18 hotel rooms, as well as a restaurant, SPA, all-season infinity pool, and other leisure facilities. PÓTAY is located at an altitude of approximately 970 meters above sea level, offering views of Mount Hoverla and Mount Petros.

“We see that guests are no longer simply choosing a destination. They are choosing a type of experience: privacy, natural surroundings, the opportunity to spend time with loved ones while still having access to hotel-level service. PÓTAY’s concept is built at the intersection of these needs,” said Artur Lupashko, founder of Ribas Hotels Group.

As part of the partnership, Ribas Hotels Group will be responsible for developing the resort’s operating model, service standards, and guest experience.

The PÓTAY concept combines the privacy of standalone cottages with hotel-level service and infrastructure. The resort will feature a restaurant with a panoramic terrace, a SPA area, a sauna surrounded by spruce trees, a tea house in the forest, lounge and children’s areas, fire pit spaces, as well as areas for fitness and meditation.

According to Ribas Hotels Group, in summer 2026, the average occupancy of cottage properties in the Carpathian region reached 67% on weekdays and 72% on weekends. The company also reports growing demand for formats that combine privacy, tranquility, and proximity to nature.

PÓTAY’s architecture is integrated into the natural landscape, with an emphasis on preserving the terrain and existing trees. The project incorporates Hutsul-inspired elements, wooden shingles, and natural textures, reinterpreting the traditional Carpathian clay-house aesthetic.

The complex will also feature a contemporary art gallery, developed in collaboration between Ihor Ilychishen, founder of ARHA GROUP, and Ukrainian People’s Artist Volodymyr Koziuk. Its artistic foundation will be the “Legends of the Carpathians” project, dedicated to the legends, archetypes, and symbols of the region.

For Ribas Hotels Group, managing PÓTAY will become another project in the country and resort hospitality segment, where the company combines operational management with the development of a comprehensive guest experience.
