2023 was a year of continuing our country's struggle for freedom and a year of business support for the economic front. We continued to work and even implemented new projects. Our task was to teach by example to see opportunities and prospects in any circumstances./p>

New hotels in our portfolio

Currently, Ribas Hotels Group's portfolio includes 28 hotels. Another 26 projects in Ukraine and around the world are at the design and construction stage. Thus, the total number of rooms in the chain is more than 1000 rooms in various forms of cooperation in 8 cities and resort locations in Ukraine.

In 2023, our portfolio was expanded by 4 hotels and one glamping site. Among them: DIDUKH Eco-Hotel & SPA, WOL.07 by Ribas, Graal resort (all three are in Bukovel), Mandra Lavandia glamping (Odesa region), Radisson City Center Odesa (Odesa).

In total, about 40,000 guests visited the hotels we manage in 2023.

Profitable real estate

In 2023, we signed contracts for support during the design, construction, and sale with further management and transition to the Ribas Hotels chain with 15 development projects. Among them: Smart Hill & WOL.311 by Ribas (SENSAR Development), Logos Home Apartment (Kovcheg Developer) (both in Yaremche), Malahit Resort & SPA (MBA DEVELOPMENT) (Mykulychyn village), LEV RESORT HOTEL (LEV Development), Ribas Villas 2 (Euro Grand Bud) (both in Polianytsia village), LEV СITY HOTEL (LEV Development) (Lviv), PÓTAY (Build Trust), Melis (NUMO DEVELOPMENT) (both in Yablunytsia village). Yablunytsia), WOL in Vinnytsia, hotel in Bukovel (name not yet announced) (both - FEMELI RESORT BUKOVEL), a new joint project with Arena Bud (name not yet announced) (Polyana village), Anta Residence Canggu (ANTA Group), Big Waves Berawa, Moon Rock Villas (Big Waves development) (all three - Bali), Saba Tower (Saba Group) (Almaty, Kazakhstan).

It is worth noting that this year, together with Tetiana Morozova, we launched TEMO: hotel design, which specializes in hotel design. It will help us create interesting hotel projects.

New directions

In 2023, we opened a representative office in Bali, an office in Kyiv, and an office in Warsaw. We are also actively developing our operations in Kazakhstan, Europe and Central Asia.

Today, Ribas Hotels Group exports its services to such countries as Poland, Montenegro, Austria, Switzerland, Germany, Georgia, Armenia, Italy and East Asia. The company's immediate plans include opening hotels in Indonesia (Bali), Italy, Cyprus and Yerevan, as well as expanding its hotel chain in Ukraine.

Investment opportunities

In 2023, we launched a new product, Ribas Invest. This is a platform that helps investors become the owner of profitable hotel real estate. One of the obvious advantages of investing with Ribas Invest is the low entry threshold. After all, an investor has the opportunity to become a co-owner of hotel real estate starting from $10,000.

In addition, you do not spend money and time on maintenance, repair, and control of real estate, and can invest in several properties at once.

Marketing and PR activities

Media. In 2023, the media and our blog published more than 150 information materials about our company. These include articles, interviews, and news in such Ukrainian media as Forbes Ukraine, Liga.net, Delo.ua, Mind.ua, Ekonomichna Pravda, NV Business, Interfax-Ukraine, RBC Ukraine, The Village, and others. We have also been featured in such Western media as The Associated Press, Benzinga, and Markets Insider.

Videos. This year, we regularly filmed videos for our YouTube channel Artur Lupashko | Ribas, talking about trends in the hotel business, interesting projects, investments, etc. They included 8 videos about international destinations: Ukrainian "wow service" in Bali, trends in income-producing real estate in Poland, etc.

The book. In June 2023, the founder of Ribas Hotels Group, Artur Lupashko, published the book "More than Service". After the release of the first edition of 1500 copies, the publication became a real bestseller! All the books were sold out in three months. So we ordered another 2500 and had it translated into English.

The publication is available on major book platforms such as Yakaboo and Knyharnya "Ye". In addition, in the new year, the book will be available in electronic and audio formats for a donation.

In the publication, the author turns the idea of service upside down. 20 top businessmen and business leaders shared their experience on how to build a customer-oriented and competitive business in Ukraine. The book's heroes are Mykhailo Fedorov (Diia), Volodymyr Popereshnyuk (Nova Poshta), Dmytro Derkach (Planeta Kino), restaurateurs Alex Cooper and Savva Libkin, architects Slava Balbek and Volodymyr Nepyvoda, and others.

In November 2023, Arthur Lupashko's book More Than Service won the Grand Prix for a successful combination of form and content, a powerful function as an industry leader, setting new standards, uniting stakeholders around common values, modern design, and the right tone of the publication in the Best Corporate Media of Ukraine 2023 competition.

The book "More Than Service" was also included in the TOP-10 books by Ukrainian authors according to Readeat.

Events. We participated in 55 events. Of these, we held 5 business brunches abroad: 2 in Kazakhstan, 2 in Poland, and 1 in Bali, as well as 2 foreign webinars in Kazakhstan and Bali.

Among the events we participated in: II ARCHITECTURAL AND CONSTRUCTION BUSINESS FORUM, UKRAINIAN CONSTRUCTION CONGRESS, Invest Forum 2023 UA, BIG MONEY FORUM, RED Business Meeting, etc.

Social initiatives

The first module of the training course "Entrepreneurship for Military Personnel and Their Family Members Who Are Superhumans Patients" was held on November 17-18, 2023, at the Graal resort and was aimed at choosing a business idea and creating the first step towards developing their own business.

The aim of the module was to equip participants with the practical skills and knowledge necessary to select a business idea and start developing a business plan.

The training courses will be regular and will enable even more defenders to regain their strength.

Goals of Ribas Hotels Group

The goal for the Ribas Hotels chain is to become a lovemark brand for all Ukrainians. We plan to attract 10 new development projects. This is our limit for the year, because if we take more projects, it will affect the quality of their development and uniqueness.

We strive to be a company that can be trusted with any amount of investment. To do this, we create various products: a mutual cooperative for investments of $10,000 or more, connecting cottages and condo hotels where you can invest $40,000 or more, and building hotels at the request of an investor from $3 million and above.

Next year, we plan to launch a management company club that will bring together specialized companies in Ukraine, Europe, and Central Asia. We will also hold an event for hotel developers and management companies represented in Ukraine to bring together all the key industry representatives under one roof for the first time.

Let's not forget about the volunteer mission. Next year, Arthur Lupashko plans to allocate more than UAH 10 million to the needs of the Armed Forces and increase support for the Superhumans rehabilitation center and the Come Back Alive and Wave 91 foundations through donations from our guests' accommodation, book sales, and other integrations.

Our constant goal is to promote domestic tourism in Ukraine. To do this, we strive to develop the quality of hotel products and services, encourage investment in the construction of new hotels and tourism infrastructure. And also to motivate people to take the path of entrepreneurship even during the war.
