Building new hotels is a task that requires a lot of effort and attention to the smallest detail. Every corner and element of the infrastructure must meet the requirements of not only comfort, but also style, luxury and the most modern standards. Let's take a look at how the idea of creating a turnkey hotel is being implemented by Ribas Hotels Group.

Stages of creating a hotel

First, let's outline the main stages of establishing a hotel. So, a turnkey hotel is created in several stages:

Before starting construction, you need to think through every aspect of the project in detail. Finding a location is the first step that determines all further work. If there is no site, we help the client find it using our databases, realtors, and partners. If the site is already identified, we work with it. This is a key stage, because all subsequent steps depend primarily on the location.

Once the location is chosen, we develop marketing and architectural concepts based on the needs and expectations of the target audience:

Business planning is the last step of the first stage, where we calculate investments and estimate the payback of the project. We calculate income and expenses in detail, determine the project development strategy.

At the second stage, we are engaged in project implementation. Our company cooperates with architects and designers to create the perfect image of the hotel. We also have architects in our team and even our own design bureau, TEMO. It is worth noting that participation in all stages of hotel design ensures that all solutions are in line with the project concept, which is the foundation of the hotel.

Turnkey hotel equipment is an important stage where we select and coordinate suppliers for everything that is needed for the normal functioning of the hotel complex. From furniture to tableware, every little thing is important to create a unique atmosphere.

Finally, the long-awaited moment is the commissioning of the hotel. It takes several months before and after the project launch and includes: assembling the team, checking all the hotel's engineering systems to ensure that everything works as it should, accepting the facility from the builders, training the team, marketing, PR, launching the hotel and restaurant.

In our experience, when we are not involved in the implementation and development of the hotel concept, we often have to work on mistakes to make the project work according to our standards and guarantee profit. An example of a facility that we took over that was already built is the DIDUKH Eco-Hotel & SPA in Bukovel. Yes, when we entered the project, some aspects of the hotel concept were not realized. For example, the concept of a "family hotel". It turned out that not all rooms met safety standards for children under 6 years old. Therefore, we had to revise the project concept and address a different target audience. In general, the number of rooms could have been different, taking into account the location.

But we are currently actively designing the second phase, in which we will make changes to the concept to attract a new audience. Our improvements include the expansion of technical rooms and other necessary modifications to improve guest service and ensure efficient staff work.

What is the benefit for the owner in engaging one company?

In order to avoid mistakes and unnecessary costs, an effective solution is to engage one company that would be responsible for the entire project cycle - from the initial concept and design to construction and achieving full payback. For example, we have successfully implemented this approach at the Ribas Karpaty hotel in Bukovel, where we took full responsibility for all aspects of the project and its success.

When creating a turnkey hotel, technology is an important aspect that determines the success of the project at every stage. A technology failure can lead to large financial losses, as the involvement of several contractors not bound by a single management can lead to missing important details or making wrong decisions.

Additionally, the involvement of one company allows the hotel owner to have one contact partner with whom to resolve all issues and communicate throughout the process. This simplifies communication and avoids misunderstandings between the parties. However, it is important that the management company has the authority to make operational decisions independently.

For example, the Ribas Karpaty hotel project is an example of this approach. Here, Ribas Hotels Group was responsible for every stage - from the concept and design of the hotel to its launch. It is 99
