In an interview, Yana Kuznetsova, co-founder & CEO of Ribas Invest, told us more about the opportunities offered by the platform.

What is Ribas Invest and what services does it provide?

Ribas Invest is a platform that helps investors become co-owners or owners of income-producing hotel real estate in tourist locations managed by the Ribas Hotels Group. It is worth mentioning that we deal with not only buildings or just hotels, but also with a detailed, professionally developed plan that includes an analysis of both the area and the region and its prospects. The concept of every project is developed according to the features of the location and the focus of the target guest.

What is the current demand for income-producing properties?

Today, the market is rapidly expanding, even more so after the onset of the full-scale invasion. The most rapid growth is taking place in the Carpathian and Transcarpathian regions,where contemporary conceptual projects have emerged and continue to emerge that offer investors a ready-made turnkey business with everything the investor needs at the time of commissioning, including an attractive concept with a calculated financial model, communication support, repair, appliances, furniture and more.

What is the principle of selecting projects for Ribas Invest? What parameters are taken into consideration?

We deal only with projects that have been identified as compliant with the hotelier’s standards. Ribas Hotels Group opts for only the most attractive and promising projects. This is backed up by our extensive management experience with now more than 28 hotels under management and more than 26 projects at the concept stage. Thanks to this, Ribas Hotels Group builds a proper financial model and calculates the revenue side, room rate and expense side. It also calculates a reserve accumulation public fund that will be spent on current depreciation and future renovation costs. Any factor that may not be accounted for can ultimately affect the payback. Therefore, our company has the expertise and understanding of these nuances.

Are there any criteria or conditions that need to be met in order to become a Ribas Invest client and use your real estate services?

Our investors prefer this type of investment because of the financial component. However, those who want to purchase real estate for themselves with no restrictions on the duration of their stay in it are not our clients, as our goals do not align; and to make the property profitable as a financial entity, you need to follow a certain business model. After all, we have a management agreement that grants the investor 19 free days a year, of which 14 are in the low season and 5 are in the high season, when they can come and have a rest, and 19 additional days with a 50% discount on accommodation to maintain a stable income.

What tools and resources does Ribas Invest provide to its clients to optimize the process of purchasing real estate?

At Ribas Invest, we can help an investor choose an investment option and a project to invest in, and if they need to resell their asset or reinvest in new deals, they will find out about it straight from us. Any investor also has an opportunity to influence the process and give us an understanding of what and in what format they want to achieve. What is equally important is that after investing in a project under construction, we stay in touch with our investors. Our company offers full support both before and after the commissioning process is complete.

We also have a mobile app for investors, where you can find out the turnover, the occupancy rate, the status of the complex and more in real time.

How many projects can you currently invest in through the Ribas Invest platform? How many sites are currently in the process of being connected to the system?

We can offer 16 complexes to invest in. You also have an opportunity to purchase the well-known Mandra Glamping franchise and build your own glamping site. Mandra Glamping is a series of Instagram locations in different parts of Ukraine designed for those who want to unwind away from the hustle and bustle of the city. If an investor wants to create a project by their own with a budget of 250,000 U.S. dollars or more, we are also ready to provide assistance. This year, we are working extensively on new projects both in Ukraine and abroad, and they will soon be available for investment.

In addition, we offer micro-investing where an investor can become a co-owner of a income-producing hotel property by investing at least 10,000 U.S. dollars in the complexes that are part of our cooperative society. We have founded a cooperative society that purchased real estate in various complexes such as AGAT RESORT & SPA and Ama Family Resort and WOL.GREEN Polyana and Smart Hill & WOL.311 by Ribas. This cooperative society includes villas and apartments in various properties. Profits are distributed according to the percentage of funds invested.
