How Digitalization Works in Generating Investor Profit

When someone invests money in a hotel, they entrust its management to a team they rarely see working day to day. A financial report arrives once a month, documents end up scattered across different channels, and confirming a specific figure means writing to a personal manager and waiting for a reply. It’s a familiar situation for most hotel real estate investors.

It was precisely from analyzing these everyday inconveniences that Ribas Hotels Group developed the idea for Ribas Investor — a personal digital dashboard for investors in operating hotels. Valeriia Maidaniuk, CEO of Ribas Invest, who led the project from initial concept to launch, explains: “We saw investors asking for a single space where they could quickly get all the current information about their investments.”

From a Telegram Bot to a Full-Fledged App

The path to the final product took about three years. “The first iteration was a Telegram bot with minimal functionality covering the hotel’s financial performance. After detailed refinement and testing, we scaled the project into a personal dashboard on the website and an app on the App Store and Google Play,” Valeriia explains.

According to her, the biggest challenge wasn’t building the interface but integrating a large number of internal company processes into a single system: correctly displaying financial metrics, documents, news, and information for each property — while keeping the interface as simple as possible for the investor. No ready-made solution exists on the market for hotel income-generating real estate, so Ribas Investor is an entirely in-house development, built on real requests from investors that the company gathered over several years of work.

What an Investor Sees Today

In the personal dashboard, an investor can track key metrics for their property online: ADR, total revenue and profit, RevPAR, occupancy, as well as a plan-versus-actual comparison for any given month. “All the metrics are now automated and pulled online in real time from the financial and hotel management systems of the respective hotels, which lets us provide investors with up-to-date information as of the current day,” Valeriia notes. Updates happen automatically after syncing with the company’s internal systems, so the investor always sees confirmed data without needing to ask for it separately.

Alongside this is a “Documents” section, where contracts, supplementary agreements, monthly reports, and detailed hotel budgets are stored, organized by property. Each property’s page also includes a button for direct contact with a manager, in case a consultation is needed.

Room for New Opportunities

A separate “Invest” section provides access to exclusive information: new projects at the development stage, available units, and co-investment offers. Investors learn about these opportunities directly through the app, allowing them to make timely decisions about their next step.

The Results, in Numbers

Today, around 90% of all investors in RHG’s operating hotels use Ribas Investor, and that share keeps growing with each new property. The app has become the main channel of interaction between the company and its investors — a place where they can always get an answer to a simple question: what’s happening with my money right now.
